The BASIX Certification System
BASIX stands for ‘Building Sustainability Index’ and is a mandatory item in NSW for new developments. The BASIX assessment uses an online tool similar to the BESS reports and will measure your proposed development for sustainability against BASIX targets based on the NSW home benchmark average. We provide BASIX reports before the provision of a formal BASIX Certificate to confirm that all details and specifications meet client preferences and accurately reflect the development design intentions.
Why is BASIX Certification Needed?
In the state of NSW, BASIX certificates are compulsory for all new homes in addition to a NatHERS assessment. The BASIX system is one of the strongest sustainable planning measures undertaken in Australia and aims to make all residential dwellings in NSW both energy and water efficient. It’s an environmental tool aimed to assess three main components of sustainable building design: water usage, greenhouse gas emissions due to energy consumption and thermal comfort.
When is More Than One BASIX Required?
Aggregated energy efficiency ratings cannot be used to assess a project containing more than one dwelling. Each component of the development must independently pass a minimum level of water and energy efficiency. The Environmental Planning and Assessment Regulation (EPA) states that an additional BASIX certificate is required if the proposed project involves alteration, enlargement or extension of a BASIX building that contains more than one dwelling.
Methods Available for BASIX Reports
BASIX offers two options to meet compliance for thermal comfort, the DIY approach and the Simulation Method. Your design will generally determine the best method for assessment. However, we’ve found that Simulation usually works out to be the most cost-effective option. Often with the DIY method, the BASIX Glazing calculator offers very little flexibility and generally requires improved glazing which can increase the cost of the build.
EFFICIENTLY PROVIDING ACCURATE BASIX REPORTS
Empire Thermal Group completes BASIX reports in-house and provides all relevant documents for council lodgment. Developments more significant than a single residential dwelling will require a Thermal Performance Assessment. When this is needed, we’ll seek quotations on your behalf and recommend the engagement of a qualified Energy Assessor. Please note that BASIX reports are not certified documents and therefore cannot be used to lodge your development through the council.
